Glossary of Terms1 | A | C | P | R | S | U | 110 year WarrantyAll new Park homes purchased from Avondale are covered by a Goldshield 10 year warranty scheme on the main structure of the building.1983 Mobile Home Act and its subsequent amendmentsThe Act of Parliament that regulates the Mobile Residential Home Park Industry.AAgreement or Written StatementThe document signed by both parties detailing thier legal responsibilities.CCommissionPayable on the total of the resale price of your home, currently set at a maximum of 10%.Council TaxPayable as per a house, usually at Band A.PPark ManagerAvondale employ full time resident Park Managers fully experienced in the running of Mobile Home Parks.PetsPets are allowed on Avondale Parks with the written permission of the Park Manager.Pitch Fee IncreaseThe pitch fee may be increased annually by the RPI for the relevant period. This process is detailed within your Agreement.Pitch Fee or Ground RentThe rent you pay to the park owner to enable you to site your Park Home on the Park.PlotThe extent of the area of the Park that you are responsible for. This will be clearly defined on a plan when you purchase your Home.Plot ReservationAvondale require a £2000 plot reservation deposit, this is refundable with a £75 administration fee. A 10% part payment prior to the ordering of a New Home or the reservation of a Show Home. This payment is non refundable.RResale or AssignmentThe process as laid out in the 1983 Mobile Home Act and its subsequent amendments that allows you to resell your home on the Park.Retired and Semi RetiredAvondale Parks are restricted to Semi Retired and Retired residents with no resident children.SSecurity of TenureThe 1983 Mobile Home Act clearly covers the tenure of plot, in real terms your home may remain on the plot in perpetuity so long as it is in an acceptable state of repair.Site LicenceThe controlling document issued by the Local Authority stipulating the standard and density of the Park development together with the safety requirements required to maintain the high standards required.SolicitorNot normally required to complete the purchase of a Mobile Home.UUtilitiesAll Avondale Park Homes are fully serviced with electricity, water, sewage and either LPG or mains gas. |
